    10. Items of General Interest:
      • Policy Plan Update Approved
        • The Board of Supervisors approved Plan Forward Phase 1, the first major update to the Policy Plan since 1990. Revisions modernize countywide land use, transportation, environment, parks and healthy community policies, with equitable development integrated throughout. Community input shaped the updates, and work on Phase 2 will begin in 2026 with more opportunities for public engagement.
      • Board Approves Updated Rules to Help Preserve Affordable Housing Opportunities in Manufactured Housing Communities
        • The Board of Supervisors approved three actions aimed at supporting and preserving manufactured housing communities in Fairfax County. This includes a zoning amendment that modernizes standards for manufactured housing communities, and a separate Comprehensive Plan amendment that outlines long-term goals for preserving affordability and stability. The Board also adopted new Manufactured Housing Relocation Guidelines that outline how manufactured housing homeowners and renters will be assisted if a community is proposed to redevelop to a different use.
        • Fairfax County has seven manufactured housing communities with about 1,750 homes, including the Meadows of Chantilly in the Sully District. These neighborhoods are a crucial but shrinking source of affordable housing. In most cases, residents own their homes but rent the land underneath, which creates unique challenges that are not found in other housing types.
      • Share Your Thoughts on Potential Changes to Regulations for Accessory Living Units

        • Accessory Living Units (ALUs) are a secondary dwelling area of a single-family detached residence, often known as in-law suites, basement apartments or guest houses. The Zoning Ordinance contains requirements for ALUs, which include limitations to size, occupancy, entrances, parking and more. 
        • Potential updates to the county’s zoning regulations for (ALUs) are under consideration, and the community is invited to weigh in through an online survey. 
        • The community survey offers county residents an opportunity to submit feedback on potential changes for ALU regulations, which county staff will use alongside their analysis to determine next steps. The survey will be open through February 28.
